This auction brings us to the end of our series of ten major national auctions of the year, and we remain the only national auctioneers selling in a real venue with bidders at the sale.  As always, we recommend you come to the auction but, if you want to take the risk that your internet connection fails at the critical moment, you can pre-register and bid via the internet live streamed connection.  Similarly, you can bid via telephone but remember, if your phone loses signal at the critical moment, you could miss out on bidding.  The only sure way to bid and properly experience the sale is coming along to The Grand Connaught Rooms on Tuesday 16th December. 

This has been a busy year for us, with this auction we will have put over 3,000 lots to the market and our sales already stand at over £316.2 Million.  I think if anything, it proves that the market has been resilient, despite what some may have you believe, property is a class asset and, whilst others may sit on their hands, our buyers throughout the year have done well. 

Now that the budget is out of the way buyers can bid safe in the knowledge that there are no nasty surprises around the corner.  Yes, we have a mansion tax on the way but, that won’t happen for a few years yet and that is an awful long time in politics and, for things to change.  We knew that there is some extra tax for landlords but there are several ways to deal with this.  The number of landlords switching their investments into a company structure has grown at an unprecedented rate and, for private owners, rents have gone up and will continue to do so at a rate that will far outweigh this tax rise.  For competent and diligent landlords there is nothing in the Renters Rights Bill to be concerned about, in many respects, it is going to be good for landlords who look after their properties, and tenants, well. 

Interest rates remain at a low level in real terms and the direction of travel only seems to be one of further reductions so, owner occupiers will find deals today may be a bit more expensive in terms of asking prices as the cost of borrowing goes down hopefully in early 2026. 

Over time, property has always outperformed any other asset class and there is nothing to suggest it won’t continue to do so. If you bid and purchase at the auction on 16th December 2025, I would be very surprised that if in December 2026, you reflected on it being one of the best decisions you ever made.  This auction of course offers you the opportunity to exchange this year and complete your purchase in the early part of 2026.
