Introducing our Final Auction Sale of 2019
Welcome to our last auction sale for 2019 with this, our end of year and “post election“ sale to be held on Monday 16th December.
For certain buyers the results of the election may have some bearing on purchasing decisions and the office will be open during the morning on Saturday 14th December to facilitate any last minute enquiries however, for those wishing to bid by telephone, the absolute deadline to submit all your documentation and payment remains 12 noon on Friday 13th December.
The market has remained challenging throughout the year and I am delighted that the team here at Barnard Marcus have risen to this challenge and in fact increased the number of lots offered this year compared to 2018 whilst so many auctioneers have reduced volumes significantly, cancelled auctions and opted to online platforms only. We should bear in mind however that during the whole of the year interest rates remain at a generational low and the mortgage market has continued to offer products making properties highly affordable.
With the Seasonal Holidays and New Year, I would remind buyers to carefully check completion dates which, unless otherwise detailed in Special Conditions of Sale, will be 28 days. It is important that you check with your solicitor or licensed conveyancer that they will be available and their offices open when completion is required and certainly, if you are a successful buyer in the auction please make sure you deliver your exchanged contract to your solicitor or conveyancer as quickly as possible.
This is our 10th Auction Sale for 2019 and we celebrate the end of the year with one of our largest catalogues produced for many months. The catalogue contains a huge array of stock for you to choose from and this introduction does not provide me with nearly enough space to highlight a few of these lots as so many are fantastic quality and priced at a level that makes them highly attractive.
As with all our auctions you must ensure that you are a prudent buyer and that you have carried out at least the most basic due diligence prior to bidding. If you are bidding in an auction room, you are bidding to buy and under the fall of the gavel you have exchanged contracts so, make sure that you have read the legal pack and received advice on this, inspected the property that you are seeking to bid for and of course have available funds not only for the deposit but also finances in place ready for completion. Again this year we have seen purchasers bid “blind” in the auction and not made sufficient arrangements to complete on time and have lost on some occasions very substantial deposits. We are here to assist with all your enquiries so if you are at all unsure please call us and we can help wherever possible.
With the evenings now drawing in much quicker, we have had to tailor our viewing schedule to ensure that our open house viewings can be conducted in daylight hours and we have recruited a number of external viewers to assist in this process. Most of our viewers follow a schedule every day so it is really important that you turn up at the viewings at the stated times as our viewers simply do not have capacity within their time frames to wait for people who are late.
With the auction of course being so close to Christmas, whilst you can bid by telephone, what better excuse to come to town and combine your Christmas shopping with your property shopping at the Grand Connaught Rooms.
