Welcome to our 9th September Auction Sale

Following our short break in August we are delighted to welcome you back to our Autumn / Winter season of sales with four major national auctions to be held between now and the end of this year. 

We remain the only national auctioneer that offers you the opportunity to come to the auction, meet the team and most importantly, bid for your lot in person. This is in our view, and reflected by our buyers, one of the most important aspects of bidding at an auction.  Yes, you can sit at home or in your workplace, pre-register and on the day log in to bid but you will be missing out!  You won’t get the real feel and buzz of the auction, you won’t get to see who you are competing against and, you will be taking a risk.  What happens if your internet connection drops out at the critical moment – you will miss the opportunity to buy the lot your have done all your homework on and someone else will get the opportunity to buy that home, development project or investment which you really wanted. You could opt to bid by phone but again, what happens if your signal drops out at the critical moment, again, you risk losing out. 

Whether buying as your next, or even first home, whether buying for investment or development there is no better place to bid than at the auction venue itself. Add to this, our sale is held within minutes of Covent Garden and right in Central London so not only is it easy to get to but, in the heart of the shopping and theatre areas so, an ideal opportunity to combine your trip with some shopping, sightseeing or to take in a show.

So far this year the value of lots we have sold exceeds £210 Million. Bidders continue to access our auction in a variety of ways but it does appear, the majority of those making successful bids and going home with an exchanged contract on the lot they want are bidders who attend the sale, so on that note, please come to the auction, you will experience a great atmosphere and my colleagues will be on hand to assist with those last minute questions and help for those nervous bidders. 

This sale is steeped full of lots throughout the country with some great quality opportunities.  Our sellers are motivated, have set very realistic reserves and want their lots sold, who knows – you may just pick up a bargain.  The key to your success when buying at auction is be prepared.  See the lot/lots you want to bid for and if necessary, take experts with you to our viewings.  Builders, architects and surveyors will be able to properly advise you on refurbishment costs, planning opportunities and so much more.  Make sure your solicitor has gone through the legal pack and special conditions for you and has advised you on all the legal aspects of your proposed purchase.  Finally, get your finances ready.  You will need to pay your deposit on the day and have everything in place for completion, these sales are binding and not subject to finance, survey or mortgage so this must be in place before you bid.  We have companies such as Dynamo that can help with this.  If you are lucky enough to have money in the bank and don’t need borrowing, just make sure your funds are in a readily accessible account not only to pay the deposit but also, for completion where the balance of your purchase price and any other costs will have to be paid. 

Your auction journey should be an exciting one and hopefully rewarding.  My teams throughout all our auction centres are on hand to help, they are highly experienced and whilst most of us have dealt with 1,000’s of lots.  We know this might be your first auction experience so, take advantage of their experience and ask questions, we are here to help to get you auction day ready and ready to bid. 

Of course, you could always try a bid before auction, some of our clients will consider this provided you are ready to exchange contracts if your pre-auction bid is accepted so, why not have a go, if you don’t – you’ll never know!  But, if your pre-auction offer isn’t accepted by our client don’t be disheartened, it could be that a client can’t sell before the auction and your bid beforehand would be acceptable, or maybe less, on the day of the sale.
