Welcome to our first Auction of 2026

To be held on Tuesday 3rd February

As you might expect, and to continue being the only major national auctioneer who does so, this will be a live room auction where you can attend the auction and bid in person.  You get to meet the team, have expert advice on hand to deal with any last minute questions and, it is the only way you can really experience the excitement of an auction for yourself.  We are the only national auctioneers that offer this service and, if you can’t make it to the venue, we still offer you the ability to bid online via the live video link or, you can send us in a telephone bid.

This is exactly how we have been running our auctions since lock down restrictions were lifted and, we know it’s what our customers want.  In fact, it’s so popular that in 2025, we offered some 3,500 lots with the capital value of our sales now exceeding £353 Million. 

I appreciate there may be circumstances where some people may not be able to make it to the auction but if you can, why wouldn’t you?  The alternative has risks!  Imagine, you have seen the property you want to bid for, your solicitor has advised you on the legal pack and your finances are in place.  However, rather than seeing the sights of Covent Garden right next to our venue, you decide to pre-register and bid via the internet.  At the critical moment when you want to bid, your internet connection drops out, it happens and, even late last year we saw some major outages affecting companies all over the UK and individual customers.  What a shame it would be if you lost out on the lot you wanted because you had no internet connection or, for telephone bidders, your mobile phone signal dropped out.  That cannot happen when you are in the room at The Grand Connaught Rooms on the day. 

In the lead up to the auction you must do all your due diligence.  Whilst we are here and delighted to help with all your enquiries in the days and weeks before the auction, it is your responsibility to make sure you are a prudent buyer. 

View the lot you want to bid for – we have hundreds of open house sessions, video tours and other facilities to help you see the property you might want to buy.  People do buy without viewing first but, it’s not advisable, you wouldn’t buy a car without a test drive!

Download the legal pack well in advance of the auction and ask your solicitor or conveyancer to advise on this.  By all means read the contents yourself but, get a legal expert to advise and assist, they are the only people qualified to help you with this aspect of the purchase and, you will need them to act for you on completion in any event.

Finally, get your finances ready for purchase.  You will need a deposit on the day but, money needs to be in place for completion.  These are not conditional sales subject to survey, valuation or anything else.  You enter a binding exchange of contracts on the fall of the gavel.

If you follow these three very simple “rules” your auction journey will be a great experience and could end up with the bang of my gavel on your bid.  Our clients are all motivated and keen to sell, reserves have been set at very realistic levels, dare I say “cheap”, and there are great deals to be had on 3rd February.
