This will be our 5th main auction catalogue for 2023 and this one is really packed with lots from highly motivated sellers who want their properties sold. With over 330 lots it will be a long day on Monday 26th June but, well worth attending as I already know we will be offering a number of properties without reserve so, whatever the best bid is on the day, they will be sold!
On the day of the auction when the gavel falls you have exchanged a binding contract regardless of whether you are bidding at the auction venue, bidding via our online platform, bidding via telephone or have left a proxy bid with us. It is essential therefore that you utilise the days in the lead up to the auction to do all your due diligence. Legal packs are available to download from this website free of charge. Make sure you do this and seek professional advice from a suitably qualified solicitor or conveyancer on the contents of this pack and the sale contract. On this very point, whilst we do not make specific recommendations there are several firms who advertise with us and know the auction process inside out, make sure your solicitor does so they can provide all the advice needed to you well before the auction.
It is imperative that your finance is in place before you bid. You will not only need cleared funds to pay the deposit immediately but also, your finance and unconditional mortgage offer must be in place before you bid. These sales are not subject to mortgage or valuation so get this lined up before you come along to the sale.
Take your time to inspect the property you want to bid for. If possible go to at least two of the open house viewings and, as with many properties in auction, if it needs work take an expert who can advise you on the scope and possible costs of work. If you follow these three essential steps I am convinced that you, like many thousands of auction buyers over the years, will have a great and possibly profitable experience.
