Welcome to our fourth national auction sale of the year

to be held on 20th May at our venue of the Grand Connaugh Rooms

As the weather hots up and the evenings get longer, we can extend our open house viewing schedules so, why not take advantage and get out to see the stock on offer.  We will be holding hundreds of open house viewings in the lead up to the auction but, our agents do have a schedule to follow so please be at the property at the viewing time stated.

With the better weather, why not also take advantage of this and come along to the auction to bid.  Whilst you can bid by Telephone/Proxy or bid online, you can only properly experience the sale for yourself by being there on the day.  In fact, the majority of successful bidders at our recent sale on 15th April were those who attended the auction in-person.  The room was packed with several hundred buyers who didn’t want to risk their internet or phone connection dropping out at the critical time and therefore losing their chance to buy.  With our sale venue being just moments away from Covent Garden there is so much to do in town, after you have bid of course!  Now is a great time to visit London before the hoards of summer tourists arrive!

Our sales so far this year have raised almost £100 Million in capital value for properties being sold under our gavel.  The market is confident and, whilst other areas of investment appear a little shaky and unpredictable now, property is the one asset class that over time outperforms, remains one of the best opportunities for capital growth and currently, especially for residential buy-to-let investors, offers some great returns.

This catalogue also includes several commercial investments that are well worth a look.  Whether it is industrial / warehouse or retail investments, we have both available in this sale and for those with a SIPP, these can be a great addition to your portfolio and support other investments such as stocks when that market is performing less well.

For those looking for something a little more passive, and not requiring an immediate return on capital it is well worth looking at some of the land on offer.  With the government move to require more housing and seeking to accelerate new homes being constructed, land could be a good option for you.  Some sites today that would historically never be considered for development now have houses on them, other land is similarly coming forward for planning and given there is a limited supply, whether a purchase today shows great capital returns in the future through planning or simply remains in current use, with more and more land being built on, the remaining undeveloped land will inevitably grow in value. Again, maybe as a balanced property investment portfolio a few parcels of speculative land would fit very well.

Whatever your buying motivation, I hope you will enjoy reading through this 300 lot catalogue and find some opportunities to fit your criteria. Please take the opportunity to come to the auction rather than bidding remotely, we love to meet our bidders and, if you have never attended an auction sale before and just want to see what happens, please feel free to pop in during the day.  We are the only national auctioneers that hold a sale in a live venue environment!  However, before you attend and bid, please make sure you have checked everything thoroughly and completed your due diligence.  View the property you want to bid for and take builders or surveyors with you to give advice.  Download the legal pack and share this with your solicitor or conveyancer so they can give you all the advice needed on the title, conditions of sale and other aspects of the legal pack.  Get your finances in order, make sure you have funds available to pay the deposit on the day and everything arranged to fund your purchase before you bid.

My colleagues at our various auction centres throughout the country are on hand to help in the lead-up to the auction.  Call us or send an email and we’ll help in every way possible to enable you to bid - no problem should be so great as to prevent you from bidding so let us help you on your auction buying journey.

We look forward to seeing you at The Grand Connaught Rooms on Tuesday 20th May and wish you the best of luck with your bidding!
