Welcome to our penultimate auction of 2026
We shall be offering 410 lots and, whilst some may well sell or have to be deferred before the auction, all the lots will be offered on one day at The DeVere Grand Connaught Rooms, Covent Garden.
The sale will commence at 9.00am and likely finish late afternoon or early evening and, having had a look through the sale catalogue already, I can see that our clients pricing demonstrates their motivation to sell and complete contracts this side of the Seasonal Holidays. In fact, we have a number of lots offered without reserve, where our clients have instructed “sell for the best bid on the day”.
As I write this introduction the Budget has just been presented. There isn’t a great deal that has a direct effect on the overall property market however, one announcement was a surprise and, will have the inevitable effect of pushing private rental sector rents even higher over the coming months. Whilst ownership of a buy-to-let has appeared to become less popular in recent months, the reality is, if the property is well managed and looked after, the rent you can achieve has grown and continues to do so. If the additional 2% tax on profits might concern you at personal tax levels, simply put the property in a company envelope and watch your yield potential improve!
It really is very simple economics, if goods cost more for the supplier/retailer, the customer has to pay more and so, if property ownership as a landlord costs more, tenants will inevitably have to pay more, added to which there is a dwindling supply of property to rent.
This is never more apparent and may I suggest, if you look through this catalogue and then utilise the address on one of the portals such as Rightmove in a search for available property to rent in that location, I think you will be surprised not only by the lack of availability to tenants but also, the rents they have to pay and, if you buy the lot, could be paying you. Rental returns can now be at 10% and more, have a look and I think you’ll find that regardless of the costs imposed, being a landlord in the residential private sector is now even more rewarding.
Whatever your reason for buying, whether as a home, investment or development project, before you come to the sale it is essential you do your homework. On the fall of the gavel, you have exchanged a legally binding contract so, make sure you are properly prepared.
First, make sure you have viewed the property. Whilst most of the lots have multiple photos and videos are available for some, you really need to see the lot for yourself. We have literally hundreds of open house viewings so pop along, and, if you like what you see why not attend a second, or even third time to make sure you haven’t missed anything.
Second, download the legal pack and share this with your conveyancer or solicitor. They will go through this for you and provide you with all the advice you need, don’t rely on simply reading some of these very technical documents yourself, seek professional advice and that way, you will avoid any potential issues or at least, be fully aware of them.
Third, arrange your finance. You will need to pay a deposit of at least 10% of the purchase price on the day and, have all funds arranged for completion. If your money is not ready at completion you will lose your deposit and may be liable for other costs and expenses through litigation.
And finally, come to the auction, don’t rely on your internet or phone connection. We are here to help you in the lead-up to the sale, assist with all and any enquiries you may have and make sure you are an auction ready, prudent buyer. On the day, we are at the auction venue of The DeVere Grand Connaught Rooms to help with any last-minute enquiries or even assist you with your bidding if you’re a bit nervous.
We look forward to seeing you on the day and wish you the best of luck with your bidding!
