This sale is very much a pre-budget auction which will provide certainty for buyers, allowing for exchange of contracts well before any changes the budget may bring.
Whilst daylight saving time doesn’t end until 25th October, the nights are drawing in and schools having returned means our viewing agents schedules can be a little tight. For this reason and, to ensure they aren’t late to the next viewing I would ask that you arrive at the stated time when viewing any of the properties on offer. For every sale we hold some 500+ open house viewings, and I encourage you to attend the early viewings in the schedule which gives you the opportunity to go back for a second viewing or take professional advisors with you to a later open house in the schedule for that lot.
With so much stock available in the whole market, we have had an absolute focus and criteria on the lots on offer at this sale. Our sellers are motivated and have priced their stock accordingly, it is not uncommon for prices to be reduced during marketing and the lead up to the auction. On this website, you can download the legal pack and “save” the lot(s) you are interested in, you will receive auto-notifications if prices have been dropped, sometimes this can happen on the morning of the auction!
Before you come to the sale however, it is imperative that you do all your due diligence prior to bidding. The lots are all sold on an unconditional basis and, if the gavel falls on your bid, you have not only won the auction for that lot but also, exchanged a legally binding contract. S o, before you bid you must do a few things:
First, get your finances arranged. You may not have found your ideal lot yet but, starting the process to arrange finance will save you a mad rush later in the process when you have found the lot you want and must dash around arranging funding. On the day of the auction, you will need to pay your deposit and have funds agreed or in place ready for completion.
Second, inspect the property and if possible, go to at least two viewing sessions. It is so easy to miss something first time around that you pick up on your second visit. A second visit gives the opportunity to take someone with you who can give you professional advice and/or some cost estimates for any remedial work that may be required.
Third, every lot has a legal pack. Download this and ask your solicitor or conveyancer to go through it and provide you a written report. It may be tempting to read and interpret these documents for yourself but please don’t, solicitors and conveyancers are experts in this field and will be responsible for the advice they give you.
Finally, think about how you want to bid on the day of the auction. Yes, you can register and bid online but, what happens if your internet connection drops out? You could lose the opportunity to make a bid and buy the lot you want. Also, you will miss out on the fun and excitement of the auction room. Yes, similarly you can register and bid by phone but, what happens if your phone connection drops out? You could miss the opportunity to make a bid and buy the lot you want. And again, you will miss the fun and excitement of the auction room!
Alternatively, and, I always advise people to do this, you can come to the auction on Thursday 15th October. My team will be on hand to help with your last-minute questions, you will be able to fully participate and engage with the auction and the auctioneer. Our data of buyers shows those who attend the auction are generally the more successful bidders. So avoid the risks, come along to the auction, have a great day and who knows, bag yourself a bargain!
