Welcome back to our auction sales schedule.  After a short break from the rostrum in August we have been working hard to bring you a great selection of lots in this, our Thursday 10th September auction.

This is one of our biggest one-day sales ever with the auction totaling some 370 lots, all to be sold in one day.  Our clients have been waiting through August for this auction, they are motivated, want their lots sold before the winter months set in and have set very attractive prices. 

Our sellers at this auction range from Housing Associations, Local Authorities, PLC Property companies, Banks, Executors, Receivers and many more.  There truly is a huge selection of opportunities to pick from and with sellers more motivated than ever, there could be some great deals to be had on the day!

If you are going to bid, come along to the auction.  Yes, you can bid online or over the phone but, nothing beats the experience and excitement of being in the room yourself. I t’s a lively atmosphere and, not only are my team on hand to help with those last-minute enquiries, but also by attending the auction and bidding in-person there is no risk of your internet or phone signal dropping out at the critical time. 

It is essential that you use the time in the lead up to the auction to carry out all your due diligence and be auction-ready as a prudent buyer.  On the fall of the gavel, you have exchanged a legally binding contract so, make sure you are properly prepared.  This website has tips and guidance for buyers but there are three essential things you must do as a minimum. 

First, make sure you have viewed the property.  Whilst most of the lots have multiple photos and videos for some, you really need to see the lot for yourself.  We have literally hundreds of open house viewings so pop along, and, if you like what you see why not attend a second, or even third time to make sure you haven’t missed anything.  Why not take a surveyor or builder with you to help assess any remedial issues the building may require and have a good idea of costs.

Second, download the legal pack and share this with your conveyancer or solicitor.  They will go through this for you and provide you with all the advice you need, don’t rely on simply reading some of these very technical documents yourself, seek professional advice and that way, you will avoid any potential issues or at least, be fully aware of them.

Third, arrange your finance.  You will need to pay a deposit of at least 10% of the purchase price on the day and, have all funds arranged for completion.  If your money is not ready at completion you will lose your deposit and may be liable for other costs and expenses through litigation. 

And finally, come to the auction, don’t rely on your internet or phone connection.  We are here to help you in the lead-up to the sale, assist with all and any enquiries you may have and make sure you are an auction ready prudent buyer.  On the day, we are at the auction venue of The De Vere Grand Connaught Rooms to help with any last-minute enquiries or even assist you with your bidding if you’re a bit nervous.
