With the exception of January and August, we produce an auction every month and my team are delighted to bring you this, our fifth auction catalogue of the year, packed with over 300 lots.  Whether you are paging through this catalogue in printed form or reading it online, I am sure you will find some exciting opportunities. 

We are also delighted to bring one “lot” that although not being offered in auction, is now available to make an offer for. In some 35 years on the rostrum, I can say in all honesty that this is a unique opportunity, the like of which I have not seen in the market for a great many years.  At Fulham Palace Gardens we are delighted to offer you the opportunity to purchase a portfolio of seven freehold buildings.  These Lion Houses are divided into a total of 27 flats with a mix of tenancies and some vacant flats. If you are intending to bid at the auction, I would firstly encourage you to attend the sale.  Our auction is the only national sale where lots are offered in an actual venue where you can come along and bid in-person rather than leaving it to an online bid or telephone bid.  By bidding in the room, my team are on hand and ready to help with any last minute questions.  By bidding in the room, you see your competitors and can adjust the way you bid accordingly.  By being in the room you can experience first hand the buzz and excitement of the auction and most importantly, by being in the room you can be 100% sure that you won’t miss the opportunity to buy due to your internet or phone connection dropping out at the critical moment. 

If you can’t make it to the sale in person you can still bid online or via the phone but, regardless of how you bid, make sure you have done all your due diligence and homework beforehand.  When you bid, you are bidding to buy.  On the fall of the gavel, you have exchanged a binding contract and you cannot simply change your mind after the event.  So, before you bid make sure you have completed the golden rules: Seen the property and taken expert advice on matters such as repairs etc; Downloaded the legal pack and taken full and proper advice from your solicitor or conveyancer, and finally; You have everything ready to pay the deposit on the day with funds in place or finance fully agreed for that lot before you bid.
